Flat Roof Dormer Loft Conversions

A Flat Roof Dormer is an extension to an existing roof or conversion, allowing for a substantial amount of extra floor space and height within the loft conversion. Dormers extend outwards from the roof slope, normally at the rear of the property and can be built in a variety of styles. Internally, a Flat Roof Dormer will have a horizontal ceiling and vertical walls compared to the diagonal sides of a Velux loft conversion.

Flat Roof Dormers give the maximum amount of extra internal volume. Gable Fronted and Hipped Roof Dormers look much more attractive, but they often do not give as much internal space and will cost more to build due the extra complexity.

There are different types of dormer:

  • Gable fronted dormer – a dormer with a gable fronted roof
  • Hipped roof dormer – a dormer with a hipped roof
  • Flat roof dormer – a dormer with a flat roof
